Point count assessments
In the Netherlands a valuation system determines the potential rent for a property, called the point count system (official name WWS).
This system is based on:
- Surface area of the property and its outdoor space
- Quality of amenities, such as kitchen and sanitary facilities
- The energy performance (energy label)
- The assessed value of the property for real estate taxes (WOZ)
The total amount of points determines the segment in which the property can be rented out: either in the social housing segment based on a maximum rent by law or on the free market. Based on a point count report, you are sure about the rent you may ask. We provide these reports, including additional advice in case improvements are required to be able to rent out the property on the free market.

Energy labels
An energy label provides information about the property’s energy performance and is legally required by law upon the rental or sale of a property. An energy label is valid for 10 years and provides points to the point count system, see above. We are licensed to provide energy labels.
Fee € 280 included VAT (in combination with a point count assessment € 375 included VAT) for properties till 80 m2. Fee € 348,- included VAT for properties over 80 m2.
