The most important aspect to renting out your home is, of course, that the rent is paid and on time. This will require some discipline of both the owner and the tenant. Below you will find an overview of everything that is involved in financial property management when renting out your home.
Task 1 of financial property management – Rental agreement
The rental agreement must be drawn up and signed. With it, the first month’s rent and deposit are also paid. It is important that there are no items in the contract that are not legally permitted (for example, an annual increase in rent that is higher than maximum rent increase permitted by law.) It is also advisable to separate the basic rental rate from the price of utilities (gas/water/electricity). De BeheerCompagnie can advise you on this matter.
Task 2 of financial property management – Check-in
It is also important to record the condition of the house by way of a check-in form, an inventory list and photos at the commencement of the rental agreement. This is done to prevent problems from arising later on as both the owner and the tenant will know exactly what they are agreeing to.
Task 3 of financial property management – Administration
The tenant is expected to pay the rent every month. De BeheerCompagnie makes sure that the rental payments are settled efficiently. Furthermore, De BeheerCompagnie will take appropriate action when the rent is not paid before the 1st of every month.
Task 4 of financial property management – Check-out
When the tenant checks out, the state of the property will be compared with the documents recorded during check-in. Any missing items or damage will be taken out of the deposit. De BeheerCompagnie will also undertake action to prevent vacancy from happening when a tenant decides to leave.
What does the financial property management of renting out my home cost?
The rate is 5% of the total monthly rental income excl. VAT, (at a minimum of € 60 per month excl. VAT). In combination with the technical management of the property, the rate is 6% of the total monthly rental income excl. VAT. Feel free to contact us anytime for an advisory consultation.
