Point count reports
Can a property be legally rented out for a free market price or only in the social rental segment, subject to price controls? This question can be determined by a point count assessment. If the amount of points is below a certain threshold, the rent is capped at a legal maximum (called the “social housing segment”) and a permit from the city government is required. Above that threshold, an owner is free to determine the rent (called the “free rental segment”).
We analyse and compile these point count reports. And if a property doesn’t reach the free rental segment, we will advise owners on how to improve the point count, possibly “graduating” into the free rental segment. Finally, a point count report prevents a dispute with a tenant about the legal amount of the rent.
Fee € 195 including VAT for properties up to 80 m2 (if in combination with an energy label, a fee of € 395 including VAT applies). For properties over 80 m2, a fee of € 275 including VAT applies (if in combination with an energy label, a fee of € 460 including VAT applies).
Energy Label
Property owners are legally obligated to issue an energy label to a tenant, in order to inform a tenant about the energy performance of a property. An energy label also provides a varying number of points for a point count report (see above).
We are certified to draw up energy labels. They are valid for 10 years.
Fee € 295 including VAT for properties up to 80 m2. For properties over 80 m2, a fee of € 370 including VAT applies.
Other advice
Sometimes a permit is required to rent out a property, for example for a renovation or if a property is rented out to multiple tenants. We apply for these permits for the owner.
