We manage rental properties and buildings in Amsterdam & surrounding areas for over 12 years. Depending on the package an owner chooses, our management services include:
Administrative & Financial Management
- Tenancy contracts, rent collection and deposit
- Check-in tenant: by drawing up a check-in report & photos, we record the condition of a property at the start of a tenancy
- Administration of a property during a tenancy, such as insurances, contributions and local taxes
- Administration of a tenancy including immediate action if the rent has not received before the first of a month, charging user charges to a tenant and annual indexation of the rent
- Contact person for tenant and property owner
- Immediate action when a tenant leaves to prevent vacancy
- Check-out tenant: based on a check-out report & photos, we record the condition of a property and compare it with the condition at the start of that tenancy. Any loss or damage will be deducted from a tenant’s deposit
- Monthly and annual financial report of the administration of the property and its tenancy
Rate 5% of the gross monthly rent, with a minimum of € 60 per month
Technical management
- Preparing a property for tenancy, including cleaning and maintenance
- Periodic maintenance and repairs as needed, including for example to a boiler. This type of maintenance is first reported to the owner, including the costs and who is responsible for it: tenant or property owner
- Immediate action in the event of emergencies, such as boiler failure or leaks. We are available 24/7 and take immediate action.
Rate: 4% of the gross monthly rent, with a minimum of € 50 per month. This rate concerns the coordination; the cost for maintenance or repair will be charged separately.
Full management (administrative, financial & technical management)
- Tasks as mentioned above at ‘Administrative & financial management’ & ‘Technical management’
Rate 6% of the gross monthly rent, with a minimum of € 70 per month
